King Sanders, LLC (“King Sanders,” “we,” “us,” or“our”) respects your privacy. We buy and sell real estate properties and connect property owners with qualified buyers. This privacy policy explains how we collect, use and protect information when you use our website, ask us for an offer, request referrals or participate in our referral program. By accessing or using our website you consent to the practices described here. We encourage you to read this policy carefully because it also explains your choices and rights.
Words like “personal information” refer to information that identifies you (such as your name or contact details). When we say“you” we mean a visitor, seller, buyer, agent or partner who interacts with us.

Information We Collect
We collect information in a few different ways:
Information you provide. When you request an offer, fill out a form, refer a property or sign a referral agreement we may ask for your name, email address, postal address, telephone number, property address, photographs, deed or title documents and other details needed to evaluate and purchase or sell a property. Real estate agents who participate in our referral program must provide their license number, brokerage affiliation and commission agreement. You may also send us emails, leave voicemail messages or sign documents that contain personal information. If you contact us by telephone, please note that your phone company may record call metadata or the call itself. These records are created by the carrier and are outside of our control. In the event of a legal matter law enforcement may request telephone records directly from the carrier and the carrier may be required by law to comply.
Information from your device. Our website is hosted on the Squarespace platform. Squarespace uses essential cookies to make the website work (for example, to remember items in a shopping cart). It may also use non essential cookies such as performance or analytics cookies to understand website traffic or marketing cookies to measure advertising effectiveness. Some of these cookies are built into the platform and others are placed by third party services such as analytics providers or social media pixels. We do not use these cookies to create user profiles, and we do not personally sell cookie data. You can manage cookies in your browser settings.
Information from partners. If you are referred to us by an agent or partner we receive only the information necessary to contact you about the property you are selling or buying. We do not purchase marketing lists and we do not share information with unrelated advertisers.
Automatically collected information. We may log your IP address, browser type, pages visited and date/time stamps. This helps us maintain security and improve the website. These logs are not used to identify individuals unless required by law or to prevent fraud.
How We Use Your Information
We use personal information for the following purposes:
• To evaluate properties, make offers, buy or sell real estate and connect sellers with buyers. We are a principal buyer and do not act as your broker or agent.
• To negotiate offers and counter offers, prepare purchase agreements and communicate with title companies.
• To respond to your inquiries, fulfil referral agreements and manage our referral program.
• To comply with legal obligations, including anti money laundering checks, property disclosure requirements, fair housing laws and accounting rules.
• To send transactional communications and, when you have given permission, marketing communications. You may opt out of marketing at any time.

We do not sell personal information. We share information only with parties necessary to close the transaction (for example, title companies, closing attorneys, lenders, inspectors, real estate agents who refer you, and other buyers or sellers) and then only as you have directed.

We disclose personal information solely to facilitate real estate transactions or comply with legal obligations. Typical recipients include title companies, escrow and closing attorneys, lenders, inspectors, appraisers, insurers, notaries, government agencies that require filings or tax reporting and our professional advisers. These service providers are permitted to use personal information only to perform tasks on our behalf and must protect it.
